With the introduction of the Energy Performance in Buildings Directive (EPBD) and the requirement for properties to have an Energy Rating, Irish Energy Ratings can provide Building Energy Rating (BER) nationwide. This is a non-invasive survey, or desktop exercise if the house is at design stage, which includes measuring the property, identifying and measuring the thermal insulation, taking note of various building elements, heating type, hot water and lighting. This is carried out by a Sustainable Energy Authority Ireland (SEAI) registered assessors.
A certificate is produced which states the energy rating for the property on a scale of A to G, and compliance with Technical Guidance Document Part L of the Building Regulations together with an advisory report for improvements in order to improve the overall energy performance of your property.
This will be a requirement for all properties sold or rented from 2009 onwards and for all dwellings for which planning permission was applied for from 1 January 2007. A provisional rating is required if you are selling a dwelling off plans so purchasers are aware of the full energy rating which will be required on completion of the dwelling
